Harrington
Second story addition
Dr. Harrington came into our consulting office with finished drawings and permits for a very complicated Second Story Addition in the View Ridge area of Seattle.
He is a very busy man on call with his profession, but could see that the construction consulting concept of helping him be his own contractor was viable and workable for him.
Construction time has been very efficient, with minimum delays. The duration of the project has been about 6 months and the costs have held true to the original bids accomplished by his consultant.
With construction consulting, normal changes and nominal overruns are always without any “builder” markup so the Harringtons have been able to keep total owner control on all facets of their construction project.
They have moved into their new “view capturing” Master addition and now seeing Lake Washington, Mt. Rainier, the Cascades and the Olympics, which they could not do before the addition was accomplished.

Hardman

Major remodel with additions
The Hardmans wanted to convert a well worn rental into their retirement home in Lynnwood. HomeStyling Design created multiple small additions with new gables to update the street appeal and command great interior function, open concepts, and traffic flow.
Construction Consulting’s connections helped the owner/builder to drain a nasty back lot water problem, place a new garage, and completely renovate this home into a very nice and livable retirement situation.
There’s a new open kitchen with backyard deck access to the new Master Bedroom, side laundry and pantry, a new office addition with a new Side Gable Covered Entry and off street parking. The neighborhood is singing the Hardmans praises for raising the property values all around them.

McGrew

3 story addition
This Craftsman style two story home was crying for a way for the master suite to capture the view of the West Seattle Puget Sound and the Olympics according to the McGrews. A 3 story back addition was created with a top “crows nest” with upper walking decks and side decks/spiral stairs for safety egress being build over a new street level single garage.
Great care needed to be taken with the lines of this type of structure to complement the original Craftsman lines of the home.
Construction consulting kept budgets in workable lines and the field knowledge of the consultant provided options for the McGrews to make informed decisions in working for a proper street appeal as well as dealing with difficult footings and foundation considerations.

Major remodel and additions
This is another Northwest Contemporary with the typical garage impact stealing from the beauty of the house itself. The before and after pictures say it all in capturing a much better front image. Much was done on the inside and in the back yard to create a very traditional blend with the original style of the house.
Penny Ashman wanted the maximum site visits by her construction consultant to keep herself comfortable being her own contractor. This being available to her, her project moved along at a similar pace as any general contractor could have done.

Remodel and entry addition
How can you improve on a “tract” Northwest Contemporary? On a tight budget, too?
Look at this one and imagine the front entrance on the left taking up bedroom space just to get into the house…Look at the after shot and notice the new front entry gable developed out of the breezeway between the house and the garage.
This new deluxe entry leads into a new dining room with a great view of their greenbelt and easy steps up to a new open kitchen integrating the two areas. The bedroom could now be expanded for the master, and the very unattractive front entry can now be eliminated to clean up the whole front impression of the Bolander’s house.
Working with the construction consultant the costs and budget were kept in tight control to make this project success for the happy Homeowners.
HomeStyling Design was also involved in the conceptualizing of this project and the dog approves as you can see in the pictures.

Second story addition
This little single story Bungalow turned into a classic English Tudor delighting the neighborhood. They also put their home into a great high property value position with lots of space to enjoy. The view of the water and Olympic Mountains from their new Master Suite caps off their enjoyment of their new lifestyle. HomeStyling Design focused on all of these requirements to bring together the best of their potential from their city lot location.

Rear 2-story addition with spiral and upper view deck
The view to downtown was beckoning Jeff to capture it with a 2 story addition to the back of his home.
A new kitchen with eating area and den that leads to a two story spiral stair system was accomplished. The second level new Master Suite views downtown and accesses to the spiral stairs as well.
The top deck over the new Master Suite commands a full view of the city. From the street side of this stucco villa home, not too much has changed, but the lifestyle and function of the home is totally complemented by this remodel.

Major 2nd story addition to raise house, mother-in-law apartment, remodel
You can see this house in the Wallingford area of Seattle.
Mom wanted to move in, and the house needed more space. Teaming with HomeStyling Design, the Kearny’s, working with UBuildIt raised their classy “small” house up to make a great Mother-in-law apartment below for Mom.
In the process, a full second story was designed for 3 bedrooms including a Master Suite, another bathroom and a separate laundry and a den. To the west, a new master deck was added to capture downtown Seattle and the Olympics.
The existing main floor central bedroom was converted to a new classic dining room with an open old world stair way to the new upstairs. You can see this house in the Wallingford area of Seattle.

Second Story addition
This cute little bungalow on Seattle's near north side was nice, but small with little street appeal. From design with HomeStyling Design, and construction consulting, a second story 2 bedroom and bath was added.
Using part of the front bedroom for a new den and stairway, this home now features great street appeal, and a new walking deck taking in the Cascades to the east. There is also a new kitchen larger dining area and a more open living concept on the main floor.

Major 2 story addition and remodel
This 50’s flat roof cinderblock house was nice, but cramped with little street appeal. The city lot in West Seattle was deep and the middle part of the lot where the garage was afforded a grand uninterrupted vies of the Puget Sound and the Olympics.
Again, teaming with HomeStyling Design, the Kanaly’s ran their construction with UBuildIt to capture the view and uncramp their lifestyle. A very large 2 Story addition was constructed and attached to the rear of the existing one story structure. The new addition included expanding the existing kitchen with a large family room to utilize the view and adjoin a new oversize 2 car garage on the main level.
The second story includes a large Master Suite taking in the view, plus a separate laundry and a large Bonus Room over the garage. There is also a full upper deck for obvious reasons.
To finish the project, a new pitched roof was built over the existing flat roof with a front entry gable to complete the updating and capture an attractive “street appeal”. This touch, also, assures maximum value of the house.
