Normally, when we're working for you through our office and not on the internet, we develop your plans in three steps/stages with almost all of the revisions and adjustments occuring in the first 2 steps:
1.) Concept Stage:
Taking your basic ideas/concepts to drawings ready for CADD drawings w/adjustments and revisions that look like you and your family. (Optional services: Show you basic virtual perspective views to better visualize your desired concepts.)
2.) Preliminary Plan / Elevations Stage:
Preliminary CAD drawings ready for your evaluation and adjustments (e.g. roof lines, window/door locations, etc.).
3.) Engineering & Plot Plan Stage:
Implementing your revisions and putting on the Plans all of the the technical evaluations and Code requirements necessary for the Plans to be permittable and "biddable" including engineering stamp.
HomeStyling Design is the side of me and my business designing your dream lifestyle. We take your basic ideas and concepts, then develop those with you to permit ready drawings. Locally, we have engineers who will perform their work and stamp your plans for the city/county permit requirements.
My fees are based on the Square Feet of your project along with considerations for the complexity of the site, and a few other details. This system saves stress on your part because once we have discussed what you have in mind, we, together, go over my SF Rate Chart and lock in the agreed amount to bring your plans to fruition. The engineers are paid separately.
I have learned over the years to eliminate the clock when working with my clients to keep the creativity alive between us. The clock adds pressure and can cause compromise to your results. In other words, plan revisions and adjustments are included in the flat rate fixed fee. There are no percentages or timelines added once you and I determine the cost of my services. This is true as long as we stick with the general scope of work you originally have in mind and reasonably stay with the square feet ranges from our initial meetings.
Depending on your time requirements to put the project into construction, you may wish to consider our Construction Consulting services or a builder to be involved while the early stages of the plans are being developed. If you are in no particular rush to build, then the plans can be accomplished and your construction schedule can follow sometime in the future.
